START WITH THE RIGHT RULES
Different countries. Different eligibility tests.
An Airbnb listing alone is not enough. The property's actual use and letting records matter.
England
Generally, the property must have been commercially available for at least 140 nights and actually let for at least 70 nights in the same past 12 months, with an intention to offer at least 140 nights in the following year.
Short lets generally mean stays of 28 nights or less. Special rules can apply to some properties.
Wales
Generally, the thresholds are 252 nights available and 182 nights actually let, with an intention to offer at least 252 nights in the following year.
For qualifying reporting periods ending on or after 1 April 2026, certain averaging rules and donated charity nights may apply. We check the relevant period individually.
Business rates relief is assessed separately. Other properties you operate may affect relief; classification does not automatically mean a zero bill. Historical refunds depend on the rules applying at the time and the effective date accepted.
Check the location, letting dates, occupancy records, current bills and any existing application or agent.
02
Prepare and follow up
Under the proposed paid service, organise evidence and support the application and council follow-up once an agreement and authority are in place.
03
Pay after recovery
The council pays you directly. Our proposed fee is 35% of the actual Council Tax refund received, including applicable VAT. No refund means no service fee.
Your holiday let. Your questions answered.
How long does it take?
Applications can take several months, followed by council billing and refund processing. Plan for around six months, with longer waits possible. This is a planning estimate, not a guaranteed deadline, and using an agent does not guarantee faster processing.
Should I stop paying Council Tax?
No. Continue paying as billed while the application is considered. The council updates the account after the Valuation Office's decision; any backdated overpayment is credited or refunded as appropriate.
Is every property entitled to a refund?
No. Eligibility, the accepted effective date, Council Tax payments and any outstanding balances all matter. Business rates can create a liability, and relief is not automatic. We do not promise a particular refund or success rate.
What does the 35% cover?
The proposed fee applies only to Council Tax refunds actually received and includes any applicable VAT. A £2,000 refund would mean a £700 fee and £1,300 retained. Future savings are excluded. Detailed scope, cancellation rights and terms will be supplied before any paid appointment.
Can I apply myself?
Yes, directly and for free. This is an optional assistance service. We are not the council, HMRC or the Valuation Office and are not endorsed by them.
Can I appoint you now?
We currently accept free enquiries only. Paid handling will start once the service agreement, agent arrangements and privacy information are finalised. Submitting this form creates no fee or appointment.
